Terms
The following terms apply to renting of MilanApartmentRental.com´s Milan furnished apartments: Arrival Close to your booked arrival date, please make renewed contact and let us know your approximate time of arrival (see Check-In below). Then please phone us on +39 392 950-5689 one hour before your expected time of arrival in order to confirm the exact time and place for key hand-over and lease signature. Booking Confirmation Deposit
The deposit you pay to obtain a booking confirmation - see Reservations page. Check-In Normal check-in time is from 4pm to 7pm on your booked day of arrival, if between Monday to Friday at our offices in Via Pergolesi 31 on the ground floor; if you are arriving on other days or times we will let you know via e-mail were to pick up the apartment keys and sign the lease.
Check-Out Normal check-out time is between 8am and 10am on your booked day of departure, unless otherwise agreed in advance. Contract On check-in you will be asked to sign the rental contact in Italian, governed by Italian civil law. If your primary residence (‘Residenza’) is in Milan under certain circumstances we might be unable to rent to you: we
therefore kindly ask you to let us know if your primary residence is in Milano prior to booking. Contract Registration (CR) For certain apartments the Italian State requires apartment rental contracts for stays of over one calendar month to be registered. Registration requires your Italian tax ID (‘Codice Fiscale’) which you are obligated to provide us (we will explain how to obtain this if requested) if you rent certain types of apartments. If you don’t want to request an Italian tax ID please tell us upfront and we will assign you those apartments that don’t require registration.
Credit Cards We accept Visa/MasterCard in person, with a 4% surcharge (refundable on Security Deposit credits). Electricity Electricity in Italy and in our apartments is 230V-50Hz. Each apartment has an electricity company´s meter. This will be read upon check-in, and monthly thereafter. See Prices page. Hours of Business Our normal hours of business are 9:30am to 1:30pm and from 3:00pm to 7:00pm Monday-Friday, except by prior arrangement Internet Our apartments in piazza Luigi di Savoia and in via Pola have the option for your PC laptop to connect to our high-speed 10Mb/s Internet connection via a ‘Wi-Fi’ 802.11b/g/pre-n wireless network - see Prices page. Inventory Each apartment has a detailed inventory which you will need to agree on check-in. On check-out this will be reviewed with you - see also Security Deposit. Keys
On check-in you will be given 1 or 2 sets of keys to the apartment, as appropriate. These must be safeguarded, and returned on check-out. Payment methods Cash is always acceptable. Direct transfers to our bank account are accepted net of all transmitting/receiving bank charges. Credit/Debit card payments either directly or via PayPal are welcome but incur a 4% surcharge (see: credit cards). Payments Your payments to us will be: - Booking Confirmation Deposit - see Reservations - Rent, on arrival & then every 3 months - see Prices - Security Deposit, on arrival - refundable, see below - Electricity, monthly in arrears - see above
- Optional Extras, when taken - see Prices Satellite TV Our apartments in piazza Luigi di Savoia and in via Pola offer the option of viewing transmissions from three Satellites: Astra 1, Astra 2 and Hotbird (see also: pricing). This option includes hundreds of unscrambled channels in
English, German, French, Spanish, Arabic and other languages. Most of our decoders have a Common Interface which will allow you to view channels to which you have subscribed and have your own card. Hotbird and Astra 2 transmit Sky Italy and Sky UK programs respectively, which you can view with your own decoder Security Deposit To safeguard our interests, we require a Security Deposit between the same amount of the rent and
three months rent, depending on the length of your stay. This is payable upon arrival - eg by cash or credit card - and is refunded in full within five business days of check-out assuming the property is handed back in good order and the contractual obligations have been respected - see also Inventory. Utilities All apartments are connected to mains electricity (metered - see Prices page),
mains water & waste water systems. All apartments are heated and most have air conditioning. A telephone line, a mobile phone and a WiFi Internet connection are available upon request - see Prices page Warranty The information presented on this website is provided in good faith and believed to be correct as at the time of authoring. Our rental
relationship with you will be governed by the Contract signed upon Check-in. |
